NEWBERRY STATION HOMEOWNERS ASSOCIATION

ANNUAL MEETING

June 16th, 2004

 

  1. Roll Call and Certification of Proxies
    1. A total of 48 proxies were received. 

Board Members in Attendance: Tracey Murphy, Laura Newberry, Brandon Farlander, Jane Brown and April Scherer. 

Quorum and Call to Order: Noting that all proxies had been certified, and that a quorum was present, Laura Newberry called the meeting to order at 7:29. 

  1. Proof of Notice of Meeting  

A mailing specifying time and place of the annual meeting, with an attached proxy sheet, was mailed to all Newberry Station Association members on May 3, 2004. 

  1. Reading and Disposal of Minutes of Previous Meeting  

Copies of the minutes of the previous Annual Meeting on June 20th, 2003 were made available to all in attendance. Mr. Chris Liberty moved that the Board dispense with the reading of the previous year’s minutes and to have elections. Mr. John Octavic seconded the motion, which the Homeowners unanimously approved.  

  1. Report and Comments from Board Members  

President: Laura Newberry thanked Tracey Murphy for her time and effort in helping to renovate the clubhouse for the 2004 pool season. We are still having a problem with homeowners putting out trash too early. Please be considerate of your neighbors! Homeowners, Please advise your children to be careful around cars within the community. There is currently a committee headed by Mrs. Suzy Burnside to look into playground equipment for the tot lots within the community. If you would like to help her in any way, please contact Cardinal Management or any Board member. Voter registration was provided at the meeting in English and Spanish.

 Treasurer: Mr. Farlander had nothing to add at this time. 

Secretary: Tracey Murphy had nothing to add at this time. 

Member-at-Large: Jane Brown had nothing to add at this time. 

 

  1. Unfinished Business – Vinyl Windows

April Scherer opened with a discussion about the much-debated issue on vinyl windows and the painting of them (or a strip on them). This has been a hot issue for years in this community and the following are comments that were heard on the floor from several homeowners:

Windows are fine just the way they are…they look clean…the white cheapens the look of the windows…hard to match the colors…the white matches the gutters and storm doors…a lot of colors are outdated and hard to match…not following the by-laws laid down…It will look like a trailer park if we allow the white to stay.

The debate goes on! The Board has decided to send out proxies to all homeowners and let YOU decide what it is you the homeowners want. To paint or not to paint, that is the question!

            New Business – update on the 32 town homes

The new Town homes are all sold and approximately 6 properties have closed (and probably more as I type this). There are a lot of complaints that the berm is still too high and thereby making it difficult for homeowners leaving the community to see oncoming traffic clearly. The trees are placed too far towards the street and when they grow it will be a problem. There is also concern that the sidewalk, which is being put in, is too close to the street making it unsafe for pedestrians. Cardinal Management to contact Mr. Jerry Highland immediately so that he may pull the site plans and take a look at these very important issues that need attention.

 a. Open Forum:

Homeowner requested that the Newberry Station website provide information on the rules and regulations on the AECC and the By-laws within Newberry Station. Kevin Brugman who maintains the website is working on this. Thanks Kevin for all your hard work.

Again this year the same issue has been brought to the Boards attention that the STOP signs on Trestle Court and Hamilton are too short and not reflective. Additionally, the signs marked “SLOW CHILDREN” need to be painted without delay.

A homeowner claims too much foul language at the pool! Board to look into possible solutions (like taking pool pass for a day) for those individuals who need to clean up their potty mouths. Possible signs at pool like, “NO CUSSING ALLOWED”. What are the rules?

Homeowner says the grates in the culvert are rusty and need painting.

Some homeowners not happy with tree trimming, said too much cut! Also, homeowners would appreciate advance notice in future of similar happenings going on in the community.

Homeowner complained of communication problems with Cardinal. Not happy at all! After several messages, still no response from them.

What about a sign at the entryway of Newberry Station? The Board is working on it.

Homes on Hamilton Court (6913-15-17) need the pine trees trimmed.

The Board will look into each and every complaint or request noted in the open forum.

 

      Election or appointment of inspectors of election

The elected inspectors of the Annual Board meeting of June 16, 2004 were, Cathy Octavic, Mary Spindle and Kevin Brugman.

 

  1. Election of Three (3) Directors:  

·                                 The Association had three (3) nominations for the Board of Directors. Mr. Brandon Farlander, Mr. Purvis Dawson and Laura Newberry. All were voted in unanimously.

·                                 The new Board will be the following: Laura Newberry, Brandon Farlander, Purvis Dawson, and April Scherer. As Mrs. Tracey Murphy has resigned her position, there will be one opening on the Board come the next Board meeting. If you are interested in joining the Board and helping to better your community, please come to the July 7th Board meeting if you would like to be considered for the opening.

Door Prizes

Mrs. Nancy Brown of Trestle Court was the winner of the $100.00 cash prize for the nights drawing. Congratulations Nancy!
