** BOARD MEETINGS ARE NOW HELD ON THE FIRST WEDNESDAY OF THE MONTH**
Loud Trains at Night: One homeowner complained that the trains passing by at night are louder than she’s ever heard in the 13 years she’s lived here. She contends that the trains blow the whistle constantly as they pass through the area. One Board member concurred. Another Board member said she would find out which company is responsible for traffic at night—whether it’s Amtrak, freight trains, or a combination of both so that we could contact them and see if they could use fewer whistles at night.
III. Buildings & Grounds
A. Yellow Curb Painting: Dominion painted the curbs for free, but failed to paint a long stretch on Hamilton coming off Ona. Beth will ask the company to paint this portion.
B. Grounds Cleanup: Pro Grounds completed this by the middle of April.
C. Annuals Planting Proposal: Even though the Board approved this, Pro Grounds failed to plant any annuals. The Board asked Beth to direct the company to plant them within the next week and a half, prior to the hot season.
D. Turf Repair: The Board tabled the repair of a bare patch by the corner of Trestle and Hamilton Ct pending further discussion by e-mail or at future meetings.
E. Culvert Repair: The culverts were finally cleaned out by Pro Grounds, but the culvert running across the lower field isn’t draining properly. The Board directed Beth to ask Pro Grounds for a proposal to fix it, which might entail re-grading.
F. Mowing: The Board asked Beth to direct Pro Grounds NOT to mow on Tuesdays and Fridays. These are trash days and the company has a tendency to miss the areas where the trash is placed.
G. Trees Pruning: Beth presented two proposals for pruning throughout the community. The Board asked Beth to get another proposal from Mulheron, who did the pruning last year. The Board will review all proposals at a future meeting.
H. Car Parked on Grass: Beth informed the homeowner that parking on the grass was prohibited and that the car would be towed if this happens in the future.
I. Car Parked on Ona: Beth called the police about a car with flat tire that has been parked on Ona for a long time. However, the car is still there.
J. End House on Hamilton: The Board asked Beth to send a notice to the homeowner to keep the pebbles from their front yard off the sidewalk.
K. New Community Sign: Discussion on whether to place a new community sign in front was tabled due to possible high costs and undetermined placement.
L. Parking Space Hoarding: Homeowners who detect a vehicle that has been parked for 10 days or more in the same visitor parking space should report the license plate to the Board or Management Company. Likewise, families that rotate their cars for 10 days or more through the same space are guilty of “hoarding”. The Management Company will post a warning the first time and have the vehicle towed upon further infractions.
A. AECC Inspections: The Board requested that Beth give us a proposal for doing initial inspections for all 182 properties. The Board will then vote by e-mail whether to accept the proposal. There was some feeling that the Board should undertake the inspections since it is our responsibility; however, most Board members didn’t have time to do the inspections in the short window we have. If the Management Company performs the inspections the majority of Board members said they would do the re-inspections.
B. Proposed Stains: The Board proposes that the following stains be allowed in order to beautify fences and decks, and give people a range of choices (Brand: Minwax®): Natural (209); Golden Oak (210B); Ipswich Pine (221); Pecan (320/420). The Board doesn’t mean to restrict the stains to this particular brand, but that any brand used should match this one.
C. AECC Guidelines: A previous Board member will e-mail a copy of the revised guidelines to all current Board members for their review.
D. Wrong Shutters: Beth sent a notice to the homeowners on Stationhouse stating that they need to install louvered shutters. Beth hasn’t heard back from them.
A. Pool Repairs: The Board had voted by e-mail to transfer repair of the baby pool concrete from Brothers Paving to Winkler. The repairs are scheduled to start within a few days.
B. Signage: Beth obtained and installed “No Trespassing” signs around the pool. However, there is no sign on the fence by the pool entrance. The Board directed Beth to either move one of the signs from another part of the fence to the front, or have another sign made for this prominent location.
C. Pool Management Company: The Board requested that Beth arrange an opening day meeting with the pool management and lifeguards in order to set the standards and expectations for the coming season. Three Board members said they would be available for this meeting, which could also take place before the opening day.
D. Bathroom Doors: Are on site, and will be installed this month.

8. Pool Signage: Get another sign for the front of the pool, or switch one from the back to the front.
9. Meeting with Pool Company: Arrange an opening day meeting with pool management, lifeguards, and Board members.
